Methodology
Trulia defines a metropolitan area’s future housing demand as being strong or weak based on the number of incoming property searches by out-of-towners at least 100 miles away versus the number of outgoing property searches by locals to destinations at least 100 miles away.

Interpretation Key - # of Inbound Property Searches Per Outbound Search

> 1: Housing demand in this metro is strong with more searches by out-of-towners looking to move in than by locals looking to leave.

: Housing demand in this metro is weak, where there are more searches by locals looking to leave than by out-of-towners looking to move in.

=1: Housing demand in this metro is neutral. There are an equal number of inbound and outbound home searches

Sample Calculation for Gotham City
# of inbound property views by out-of-towners: 200
# of outbound property views by locals: 100
Gotham City’s demand index: 200/100 = 2

Interpretation: 2X as many people might want to move to Gotham City in the future than leave
